Located just steps from University of Texas at Austin, ICON is one of the latest high-end student housing developments from Park7 Group. 30 stories tall, this high-rise residential building was designed to uplevel the traditional student housing experience with the fit, finishes, amenities, and perks of hotel living. We were brought in to develop a sign package that seamlessly aligned with the materiality and brand expression throughout the property, while offering a great user experience and complying with current ADA standards.

  • Projects of this magnitude demand a highly coordinated approach. Comprehensive sign packages not only need to visually support the space, they need to be designed to accommodate variable messaging, user behavior and expectations, and interior and exterior conditions. With any development project, budget and deadline are always a top factor. Without compromising form or function, we needed to ensure that everything came together on-time and on-budget.

    The primary exterior sign is a unique combination of a monument and a building sign. While appearing as both; a standalone structure and an extension of the architecture, this custom internally illuminated sign stands 12 feet tall. The triangular profile offers a double-sided experience for both pedestrian and vehicular traffic. Essentially a large cabinet sign, the construction consists of custom perforated aluminum panels painted white, backed with acrylic, and routed .125” FCO (flat cut out) 12” wide letters running the entire height of the sign. Internally illuminated with 3000K LEDs, the sign emits a soft even glow that’s appropriate for views on the sidewalk and in a vehicle. Positioned at the entrance, this hybrid monument-building sign serves as both a building identifier and an architectural landmark.

    The full sign system consisted of 22 unique sign types, 780 individual signs, through the 30 stories and 4 parking levels. Execution at this scale required extensive planning, consistent communication, and continuous coordination with multiple trades on site.

    The two levels of ADA signage, front-of-house and back-of-house, are differentiated by different finishes. A walnut woodgrain vinyl paired with metallic gold accents are found in the front-of-house signs on level 1 and level 30. Throughout the residential level, black acrylic with metallic gold vinyl accents deliver clear visibility, durability, and a budget-conscious solution that maintains continuity with the overall system.

    Interior wayfinding within the lobby and amenity areas utilize the walnut woodgrain and metallic gold in the front-of-house signage, and stand out against the dynamic and textured interior wall treatments.

    Visible from the street, 18” tall dimensional “PARKING” letters are mounted overhead the garage entrance. The underground parking decks feature practical solutions for wayfinding, clearance bars, assigned parking spaces, EV chargers, and handicap parking spaces where durability and visibility are paramount. Parking spaces markers and reserved spot signs are masked and painted .125” aluminum panels. Custom-fabricated 109” long aluminum pyramid-sized clearance bars painted white clearly communicate the maximum height of vehicles. Large scale parking level numbers were painted directly to the concrete walls in the parking garage.

    The significance of the Icon project lies not only in its scale, but in its need for long-term adaptability. For Park7 and Icon, the signage system supports accessibility, accommodates ongoing changes inherent to student housing, and withstands the demands of high resident turnover and multi-use environments. The result is a cohesive practical and durable sign system that seamlessly integrates with the interior styling while remaining beautiful, compliant, and budget aligned.
